01 / SCOPE

Project overview

InnerDigital will design, install and configure the technology for the 40-room hotel, Onyx Gallery and ground-floor tenants. The project includes a UniFi network with separate access for each business, building-wide Wi-Fi, four equipment racks with battery backup, a 10Gb fiber backbone and 235 certified network drops. We will install 50 customer-supplied Yealink phones and 40 customer-supplied wired 65-inch Smart TVs, plus an 18-camera UniFi Protect system designed for 45 days of continuous recording. The project includes system testing and staff training. Ongoing managed IT and voice services provide support after opening.

ROOM COUNT TO CONFIRM

Pricing assumes 20 rooms on each hotel floor. The revised second-floor plan supports 20 rooms; a revised third-floor plan is still needed. Confirm room numbering, outlet locations, rack spaces and the service address before installation.

The camera recorder connects to a spare 1 GbE port on a ground-floor switch. The 216 Mbps camera recording budget fits this connection; no additional aggregation port is required. Port counts include 18 cameras and the recorder.

Includes cable, termination at both ends, jacks, wall plates or device outlets, patch panels, patch cords, standard supports, installation, labeling and certification. The 10 business phones use outlets within the ground-floor allowance.

Includes 10 fiber modules and 3 local DAC cables. Copper accessories are included in drop pricing; passive fiber components are included in the fiber installation price.

Capacity, security and testing details

Switch capacity: 312 access ports; 241 planned connections leave 71 spare. New outlets still need cabling.
Wi-Fi planning: 1,000 connected devices / 500 active users. Survey and load testing will confirm coverage; these are design targets.
Acceptance: target −67 dBm coverage and 25 dB signal-to-noise ratio in agreed areas; test roaming, isolation and Internet failover. Certify all copper links and test fiber loss.
Cabling: maximum 90 m permanent copper link / 100 m total channel. Use wired AP backhaul; wireless mesh only where the survey supports it.
Power: 4,720 W total switch PoE capacity; approximately 1,602 W planned endpoint load, including 225 W for cameras. The recorder adds up to 160 W at the main rack. Verify each rack’s load and UPS runtime. Each UPS is limited to 1,000 W and provides short outage protection.
Limits: one gateway and one fully occupied aggregation switch; hardware redundancy and long-duration backup power are additional. Confirm carrier handoff compatibility. Outdoor Wi-Fi and Wi-Fi inside elevator cabs are excluded. Camera coverage is described below.

Phone service requirements

Confirm the compatible phone platform and carrier before purchase. Test direct 911 dialing, front-desk notification and room/floor location with the provider.

PMS integration, wake-up calls, call accounting, emergency-location licenses, porting and extra numbers require a separate provider quote. Emergency-calling compliance requires provider validation.

TV selection and guest accounts

Confirm mount compatibility and commercial-use warranty before ordering. Customer supplies the TV hardware; hotel management features and automated guest-account resets are not included.

Use a guest-account reset process at checkout. Streaming subscriptions, content licenses, coax distribution and secure room casting are additional; guest casting stays disabled until separately configured.

UniFi cameras with 45-day recording

18 wired 4K cameras cover the elevator and service-lift landings, ground-floor entrances and exits, hotel lobby and check-in. A dedicated UniFi Protect recorder stores continuous video locally, with access restricted to authorized staff.

Door views are planned from inside the thresholds. This scope covers public approaches and landings, not elevator cab interiors, guest rooms, private spaces or full exterior-perimeter surveillance. Confirm counter position, door use, lighting and final camera angles during the site walk.

Camera drops are included once in the 235-drop cabling total below. The $10,000 camera installation line covers mounting, aiming, adoption, NVR configuration, Protect setup, recording tests and training. Physical rack mounting of the recorder is included in the existing $13,000 rack installation line.

Recording design and acceptance

Storage calculation: 18 cameras × 12 Mbps × 86,400 seconds × 45 days ÷ 8 = 104.98 TB of video. Seven 24 TB drives in RAID 5 provide 144 TB before formatting; reserving 20% for overhead and headroom leaves a 115.2 TB planning allowance, or about 49 days at the budgeted bitrate.

Configuration: continuous “Always” recording at 4K, with an initial 20 fps setting and a 12 Mbps per-camera storage budget. Keep at least 45 days at full resolution; do not use motion-only recording or downgrade older footage to meet the target. Automatic recycling begins with the oldest eligible footage after the 45-day minimum.

Acceptance: confirm day/night detail at each doorway, measure actual storage use over seven days and verify the oldest footage again after day 45. If the selected image quality exceeds the storage budget, revise storage before final acceptance. RAID 5 tolerates one failed drive; it is not an offsite backup. Export incident clips separately.

Access and operation: dedicated camera VLAN 110, approved viewer accounts, MFA for remote administration, audio disabled by default, disk/camera health alerts and retention checks. Managed Cameras is $75/month for camera and recorder health monitoring, disk alerts and retention checks; live security monitoring and investigation services are excluded.

Ground door views: Wall Ave. hotel entry 105A; S. Gay St. gallery entry 127A; tenant entries 128A, 129A, 130A and 131A; stair exits 101A and 120A; service entrance 114A. Each has a separate camera allowance.

Models: 18 × UVC-G6-Turret-B, 1 × UNVR-Pro and 7 × UACC-HDD-E-24TB. The 18-camera allowance is based on the supplied floor layouts. Final mounting, fields of view and cable routes require owner/GC approval.

Support terms and exclusions

Proposed response targets: 60 minutes for critical outages and four business hours for standard issues. These are acknowledgment targets; the signed service agreement governs.

Guest devices, tenant computers, onsite repairs, major projects, replacement hardware, PMS/POS support, Microsoft 365, server/SaaS backup and excess storage are separately scoped. Unlimited 24/7 guest support is excluded. Confirm the final computer and backup inventory before contracting.

Installation and handover

InnerDigital provides

Site survey and final equipment/outlet schedule.

Coverage and isolation checks, calling tests, camera recording/retention tests, port maps, secure credentials and staff training.

Conduit, sleeves, coring, firestopping and wall/ceiling repairs.

Proposed billing: 40% at equipment release, 40% after rough-in and 20% at acceptance. Monthly services begin at handover. Timing depends on construction readiness and equipment availability.
